Josh Logan has spent more than 22 years building and remodeling across the Phoenix area. Logan Construction completes 50+ projects a year, from kitchens and primary baths to short-term rental builds and commercial spaces.
On a rental property that matters more than usual. Instead of coordinating a carpenter, a tile setter, a plumber and an electrician yourself — often from another city — you deal with one licensed contractor who is on the job and answers the phone.

Five steps, start to finish

Free consultation and site visit
Josh walks the property and listens to what you want to do with it. No cost, no obligation, and you’re talking to the contractor who would run the job.

Detailed written estimate
An itemised written estimate covering scope, materials and labour. Josh talks you through the line items before you commit to anything.
- 03
Design and permit coordination
Layout, materials and finishes get settled. We handle the city permit applications and HOA approvals, and build the schedule around real lead times.
- 04
Construction and quality control
One licensed crew runs the build, with Josh overseeing the trades on site. Weekly updates keep you informed — which matters when you manage the property from elsewhere.
- 05
Final walkthrough and handover
We go through the finished space together and work the punch list. It isn’t finished until you’re satisfied with it, and costs are tracked through to that walkthrough.

What rental owners ask
Do you remodel properties that are already operating as rentals?
Yes. Most of our rental work is on properties that are already listed. We plan the work around the calendar you give us so the house is out of service for as little time as the scope allows.
Can you remodel a property before I list it?
Yes. If you’re preparing a property for short-term rental use, it’s worth talking before the work is scoped — decisions about sleeping capacity, durability and layout are cheaper to make early.
Can you build custom bunk rooms?
Yes — built-in bunks sized to the room, with storage, stairs or ladders, guardrails and lighting. What fits depends on the room’s dimensions and ceiling height, which we check on the walkthrough.
Can you convert a garage or another unused space?
We do garage and ADU conversions where the property allows it. What’s possible varies by property, so it’s a conversation after seeing the space rather than something we can answer in advance.
Can you give me a price online?
No, and any contractor who does is guessing. Price depends on the property, the scope, the existing conditions, the materials and how much has to be changed. You get a detailed estimate after the walkthrough, before anything starts.
